Initial assessment 中文ARCHITECTURE × ESG × FINANCE
Turn building performance into evidence lenders and investors can use.
GRESB benchmarks real-estate companies, funds and portfolios rather than certifying one building. SUNCAA connects local certifications, operating data and portfolio governance into comparable, traceable and finance-ready evidence.

01 / OWNER VALUE
The value is not just a score.
The evidence is useful when it improves qualification, risk visibility, due diligence and repeatable asset decisions.
More finance-ready evidence
Align eligibility, asset data and KPI definitions for Green Loans, sustainability-linked loans and lender due diligence—without promising pricing outcomes.
Visible OPEX and CAPEX priorities
Connect energy, carbon, water, resilience and certification gaps to operating cost, improvement priorities and future capital expenditure.
Faster investor due diligence
Use consistent bilingual evidence, asset boundaries and annual performance data to reduce repeated explanation and information gaps.
A strategy that scales across assets
Turn one good building into repeatable portfolio governance, reporting and improvement decisions rather than a one-off showcase.

A practical path from baseline to repeatable governance.
The sequence is adjusted to data availability, certification schedules, decision speed and financing progress.
Build the baseline
Confirm the assessment entity and asset boundary; inventory certifications and operating data; complete the EEWH, BERS, Taiwan taxonomy and GRESB gap review; select pilot assets.
Create a finance-ready plan
Establish energy and carbon baselines; prioritize improvement CAPEX; run a GRESB readiness review; define Green Loan eligibility and SLL KPI/SPT inputs.
Execute, disclose and replicate
Support GRESB submission or readiness reporting, lender due diligence and technical contract schedules; set external verification and post-loan monitoring; replicate the method.
03 / DELIVERY SCOPE
One evidence base, four integrated workstreams.
Modules may start separately and connect as the owner’s asset and financing strategy matures.
Boundary & gap diagnosis
Entity, ownership and tenant boundaries; lifecycle; data maturity; compliance, finance and investor priorities.
Technical and certification path
EEWH, BERS, low-carbon and smart-building targets translated into design, procurement, construction and handover requirements.
Data room and GRESB readiness
Asset register, data dictionary, evidence trail, baseline rules, portfolio dashboard, mock assessment and annual improvement cycle.
Green finance and monitoring
Green Loan eligibility, SLL KPI/SPT definitions, lender data room, reporting, verification preparation and post-loan governance.
04 / PROFESSIONAL BOUNDARY
Evidence enables decisions; it does not replace them.
- GRESB assesses an entity or portfolio.A building supplies underlying evidence but does not receive a standalone GRESB star rating.
- A rating does not guarantee lower interest or higher value.Pricing and value still depend on credit, cash flow, market conditions, KPI quality and lender or investor decisions.
- Formal decisions remain with the appointed institutions.Lending, legal advice, assurance, certification and valuation are issued by the relevant banks and qualified professionals.

05 / QUICK ANSWERS
What owners should know before starting.
Is GRESB a green building certification?
No. EEWH, BERS and other certifications provide asset-level technical evidence. GRESB evaluates governance and annual performance across a company, fund or portfolio.
Can we begin with one or two assets?
Yes. A pilot can establish the data model and improvement method. The formal GRESB assessment boundary is then defined for the relevant company, fund or portfolio.
Will GRESB automatically reduce our loan rate?
No. Reliable data can support eligibility, KPI design and risk review, but final credit approval and pricing remain with the lender.
What is the minimum information needed to start?
Begin with the assessment entity, asset list, ownership and tenant boundaries, existing certifications, 12 months of available energy and water data, current improvement plans and the intended financing or disclosure use.
Which internal teams should participate?
A practical core team usually includes asset or facilities management, finance, sustainability, procurement and decision owners. SUNCAA translates their inputs into one technical evidence structure.
Can the evidence be reused beyond GRESB?
No. With consistent boundaries and definitions, the same evidence base can support lender due diligence, Green Loan or SLL discussions, investor enquiries, annual disclosure and ongoing asset improvement.
START WITH ONE PORTFOLIO
Start with one pilot asset or portfolio.
A focused 2–4 week kickoff workshop can align the boundary, data availability, certification path and financing need before a full programme is commissioned.
